This small subdivision is esentually built out. It is comprised of 24 TMK parcels Zoned RS 10. That includes 6 parcels that are accessable only from a street above and not through OneOne Place. Of the 24 parcels, two appear to be dedicated to roadways. Two of the lots do not have a parcel number I can locate and may or may not be buildable. 73-1343 OneOne Place is bordered on the north by a large parcel currently being farmed. OneOne Street dead ends into that parcel. OneOne Place is not a through street.
73-1343 OneOne is located at an elevation of approximately 1300 feet. Alii Kehou Subdivision is on a steep grade. The lots are terraced with rock walls so that most homes have excellent ocean views. The Engineering Division of the County of Hawaii tell us that, according to the latest FEMA Map, this parcel is in Flood Zone X - areas determined to be outside the 500-year floodplain.
We are awaiting a Preliminary Title Report which will give us access to the recorded documents including the CC&R's and any Subdivision Association. To the best of the Seller's knowledge there is currently No Active Association. As soon as those documents are available I will provide a link to them on this page.
